Refinancing your home mortgage is not the same thing as getting a second mortgage. While both allow you to cash out your home’s equity, terms and rates differ between the two types of loans. To know which financing option is best for you, learn each loan’s features and pick the one that best meets your needs.

When you need money for any purpose, one source from where you can get it is cash out from refinancing your home mortgage that you can work out with the agreement of the lender. When you get the lender’s approval on this idea, you can get additional money above and beyond the balance of your existing mortgage loan. In a cash out refinance program, you will be able to pay off the original home mortgage and at the same time receive cash after you settle the remaining balance in your original mortgage.

Refinancing Your Mortgage

Traditional refinancing is basically replacing one mortgage loan with another. Typically, refinancing lowers mortgage payments through lower interest rates or longer loan terms. You can also cash out part or all of your home’s equity while refinancing.

Refinancing requires paying closing fees. To recoup these costs, you usually need to stay in the house for a couple of years. However, you will save money with better terms than if you choose a second mortgage.

Second Mortgage Option

Second mortgages, also known as home equity loan, have slightly higher rates than mortgages, but you have less or no closing costs. Second mortgages also only charge interest on the amount you borrow, not the total amount you are approved for. You can take out your equity over the course of several months or years. Terms vary widely between second mortgage lenders, so watch out for balloon payments or repayment fees.

If you want tap into your equity to make some home improvements but plan to sell soon, then a second mortgage would be better than refinancing your mortgage. Second mortgages also are a better choice when your current mortgage interest rate is lower than those being offered by refinancing lenders.

Factors to Consider

When deciding which financing option to choose, consider the purpose of the loan. If you want to reduce monthly payments, then refinance. If you simply want to tap into your home’s equity, then apply for a second home mortgage.

Also, consider how long you want to stay in your house. You can lose money refinancing your mortgage if you don’t stay in your home. However, if you sell your home or refinance, you will have to pay off your second mortgage.

In order for you to get the best mortgage-refinancing rate available to you, you will have to do a little research and a little math. Because it costs money out of pocket to refinance, it is only beneficial to you if you plan on staying in your home long enough to make up the difference between your refinancing costs and your interest savings. If your loan has a pre-payment penalty, make sure your savings will more than cover the cost of the penalty. Some penalties may be high enough to prohibit refinancing entirely.

No-Cost Refinancing

Most “no-cost” refinancing options have higher interest rates than similar loans that do require closing costs. Some “no-cost” lenders offer rebates on points to help counteract the higher interest rate and cover some of the fees not covered by the lender. It is always best to make sure that you understand your refinancing paperwork as there may be other fees that you are still your responsibility.

The higher interest rate on a “no-cost” refinance can be the best mortgage-refinancing rate if you plan to sell your home in a few years and have an interest rate above the current market rate for a “no-cost” refinance. If are able to make the payment up front and plan on living in your homes for more than a few years, you will probably want to seek a lower interest rate.

Refinance With Your Lender

The best time to refinance with your current lender is after you shop around. Your current lender may be in the position to offer you a better deal than a new lender, but because they are content with your high interest rate, they will not immediately try to help you unless there is a threat that you may obtain a new loan. By shopping around you will know what your other options are before you approach your current lender; if they are not able to offer the best overall deal you can always go with another lender.

Why Are You Refinancing?

When deciding the best mortgage-refinancing rate for you, it is always important to examine why you are refinancing. If you are refinancing to get a better interest rate on your loan and you still have a substantial balance, refinancing with a term that is close to or shorter than your current term will save you the most money over time. If you simply need to reduce your monthly payments, then refinance with the best interest rate and monthly payment breakdown you can get. Unfortunately, this arrangement usually comes with a longer repayment term and may lead you to pay a higher total interest overall. If you would like to take cash out for home improvements or debt consolidation look at both a home equity loan and refinancing before you decide to refinance. If you have an adjustable rate mortgage (ARM) and would like to lock in your rate, shop your options and then talk to your current lender. Your current lender may be able to offer you a better overall plan.

Remember, any lender wants you to take the deal that nets them the most profit, so it is always best to consult a financial advisor or a neutral third party before you make your final decision.

If you are out looking for a home mortgage, Texas is a good place to start. Or perhaps you may already have a home in Texas? If you are a first time homeowner you would still wonder why you should get a Texas mortgage or a Texas mortgage refinance.

Mortgage and Texas Mortgage Refinance

To check out the pulse of the state, you need only look in the direction of Houston and Dallas to realize that Texas is a growing state. The financial and career opportunities are endless. Getting a Texas mortgage is your key so you can settle in one of its booming cities or in one of its luxurious small towns. If you already own a home in Texas, then positive developments in Texas are among the major reasons for you to reconsider a Texas mortgage refinance.

Getting a Texas mortgage refinance can help you save thousands of dollars. You can use a Texas mortgage refinance to lower your monthly payments and compound interest. You can also use a lower Texas mortgage refinance rate to lower your total mortgage term. Of course, you could get a lower Texas mortgage refinance so you can have some extra cash on hand for other expenses.

Current Texas Mortgage Refinance State

It is important to note that like any market, the market for homes and the entire business of home mortgages is always in a state of flux. Interest rates in Texas therefore will depend on various financial market situations like bond prices. In recent months however, Texas has enjoyed a healthy market for houses. There is also news of stiffening competition among the various lenders across the state. This can only mean good news for Texas homeowners looking for great refinance deals. It is best however to check the situation yourself.

If the interest rates have dropped lower than your original rate, then it is time for a Texas mortgage refinance. If you began with an adjustable mortgage rate then it is about time to transfer to a fixed rate mortgage with the decrease in interest rates.

Kinds of Texas Mortgage Refinance Schemes

Like in other states, Texas mortgage refinance options also include fixing your rate. You should switch from an adjustable rate to a fixed rate as soon as the interest rates drop at least 1% below your original rate. This will at least let you lock on an affordable interest rate that may increase along with improvements in the Texas housing market.

In Texas, there is also a Texas mortgage refinance scheme called cash out refinance. In this plan, you can refinance for more than your original debt at a lower interest rate. You can get the monetary difference between the two debt figures to pay for other expenses.

Debt consolidation is also another option. Refinance through debt consolidation to make all your debt payments more manageable and eligible for a tax deduction. You can also use the money from your debt consolidation refinance to pay for your expenses.

In contrast, if somehow they do offer loans to such customers, they charge extremely high interest rates and lay down tough conditions to qualify.

The refinanced mortgage helps you clear this consolidated debt with a single monthly payment. The only other payment you have to make is towards clearing your fresh mortgage.

At present, you can come across lenders online. You can request for quotes concerning the type of loan you would like. As soon as they provide you a quote, you can distinguish which loan is offered at minimum interest rate. You can employ a mortgage broker to find a lender who provides bad credit mortgage refinance. Though, keep in mind, there are several costs linked with a fresh mortgage that you have to be prepared to weigh down. If you opt for a no cost mortgage refinance, you might have to pay a higher interest rate. The loan tenure might be less as well.

An auto refinance loan may be the answer. But, is auto refinancing correct for you? Ask yourself three basic questions:

Did you get the original rate from your dealer who, at the time, offered auto refinance loans? Is it probable that an extra lender, possibly a bank, may have offered a lower price on your auto refinance loan? Are you interested in increasing the equity of your vehicle, reversing the “upside-down” trend of your car’s cost depreciating faster than you pay off the auto refinance loan?

With auto refinance loans, customers everywhere are literally saving thousands of dollars over their loan conditions. Consider this example:

You borrow $20,000 at a rate of 13.4% over a time of 5 years, and then refinance after four months to a fresh, lower rate of 9.1%. You save $2,350 over the remainder of the auto refinance loan time.

If you financed your vehicle at a dealership, you possibly paid an interest surcharge called Rate Participation. Dealers who offer auto refinance loans will normally create cash on the interest you’re charged by marking up the rate lenders provide. Sometimes this price hike can be 3% greater than what a bank would have quoted you otherwise. In these cases, your present credit rating previously qualifies you for a lower auto refinance loan rate, one that would have equated to lesser monthly payments.

Happily, auto refinance loans involve a simple request, and can be completed online in a matter of minutes. This is followed by a telephone call from a loan agent who verifies your auto refinance request and gets you a credit choice. The new lender then minimally pays off your old auto refinance loan, and opens your fresh auto refinance loan at a reduced rate and payment. In the meantime, you’ll accept some paperwork via post mail for your signature. The top auto refinance loans have no application fee, pre-payment penalties or unseen charges – what is normally referred to as “no-obligation”.

Other than the monetary world is not simple to navigate and obtaining the correct auto refinance loan can be hard. The easiest way to discover companies offering the best auto refinance loans (and service) is to utilize the Internet. Seem for sites that offer vast resources, including advice, tips, and common information about financing, as well as tools that create auto refinancing easy. These companies are usually the most fit to meet all your unique monetary wants.

Like your want to save cash. Auto refinance is a great method to do that, and the checklist below can assist. You’ll not only save cash, you’ll save time, something just as costly as your cash. In just a few minutes, you’ll learn how to save hundreds – possibly thousands – of dollars over the time of your auto refinance loan. If have a high APR and desire to lower your payments, this is an oversimplified procedure to do it.

Do you want to lower your monthly mortgage payments? If you are struggling to make ends meet due to paying a high monthly mortgage payment, you may want to consider an FHA Home Loan Refinance.

The <a rel="nofollow" onclick="javascript:pageTracker._trackPageview('/outgoing/article_exit_link');" rel="external nofollow" target="_blank" href="http://www.fha-loans-information.com/refinancing-fha-loans-refinancing-fha-loans-can-save-money” target=”_blank” title=”Click Here Now To Learn More About FHA Home Loan Refinance!”>FHA Home Loan Refinance offers two different options to choose from that are all centered on making it easier to afford your monthly mortgage payments. These two options include cash out refinancing and streamlined refinancing.

Depending upon your financial situation, you may want to research both options and compare the features of each. This will help you to be more knowledgeable about each option, so that you can choose the plan that best fits your needs.

The first option in the FHA Home Loan Refinance program is known as cash out refinancing.

If your home has increased in value over the years since you bought it, this may be the best option. If you have built up equity in your home by adding on, keeping it highly maintained, or even doing regular landscaping improvements you may be eligible for a cash out refinance.

The home would first need to be appraised to find out if the market value has increased. If this is the case, you can borrow more money than is owed for your current mortgage, pay off the current mortgage, and keep the remaining loan funds to use as needed. The more additional equity you have built up, the more additional money you may be eligible to borrow. One good use for the money you receive from this option of the FHA Home Loan Refinance is for improvements to your home. This will increase the value of your home when you decide to sell it.

Another option available when applying for an FHA Home Loan Refinance is streamlined refinancing.

This option will help homeowners to have lower monthly payments and interest rates without receiving a cash back advance. To be eligible for this plan your original loan must have been an FHA loan and it must be in good standings. The process of streamline refinancing is also completed faster because there are normally no needs for appraisals, credit checks, or income verifications since you have a pre-existing FHA loan.

Both of these options can be very beneficial to homeowners who need an FHA Home Loan Refinance. They are structured to allow smaller monthly payments to be made so that home ownership can be more easily affordable.

If you do not have a FHA loan you can still can do a Poor Credit Refinance. You can get more information on doing a Poor Credit Refinance by clicking the link at the bottom of this article.

If you are in a financial situation where you may be facing foreclosure, this can be a great help in getting back on your feet. The money you will save each month will begin to add up quickly and you will soon see the results of making the right decision to refinance your home loan with a FHA Home Loan Refinance.

Many people are now becoming aware of the health benefits of emu oil. It’s use originated from the Aborigines in Australia hundreds of years ago. Did you know that emu oil is almost identical to the fatty acid makeup of your skin? This makes it one of the few natural skin products that actually nourishes and heals your skin.

Due to the increasing popularity of this healthy oil, more and more people are looking for the best emu oil to buy. So how do you choose the best emu oil? What about quality and purity? How do you know you’re getting the highest quality emu oil for your skin? Since you’re most likely using emu oil as a topical preparation for your skin, using a good quality product is very important.

There are 3 main criteria for choosing the best emu oil:

1) Are you getting 100% pure, Fully-Refined emu oil?

2) Do you want emu oil from an organic farm – raised without antibiotics, steroids, and hormones? How do you know your emu oil is from an organic farm?

3) If you buy emu mixed into cosmetics, such as soaps and shampoos, how much actual emu oil are you getting in your products?

1. Always buy 100% pure, Fully-Refined emu oil!

Research studies have proven the effectiveness of 100% pure, Fully-Refined emu oil. Emu oils of lesser quality cannot guarantee the same effectiveness or quality. 100% pure, Fully-Refined emu oil assures you that the oil is free of bacteria, toxic metals, and other contaminants.

One organization that provides a certification program for 100% pure refined emu oil is the American Emu Association. It’s one of the largest organizations that provides leadership and guidelines for emu farming in North America. Members of this non-profit trade association practise humane and environmentally-friendly farming.

AEA-Certified emu oil is 100% pure, Fully-Refined Emu Oil that:

– Hasn’t been mixed with other refined oils

– Has been tested and certified by the American Oil Chemist Society (AOCS)

The American Oil Chemist Society (AOCS) provides strict guidelines, rules and regulations for an oil to be classified as Fully-refined. A sample of each emu oil batch is held for further testing – should it’s purity be questioned.

Emu oil with the ranking of “Fully-Refined” is deemed appropriate for cosmetic, pharmaceutical and/or dietary supplement use. Fully-Refined emu oil has been processed at high temperatures to remove any contaminants. The AEA has researched the effects of high temperatures and found there was no damaging effects to the emu oil itself. Emu oil certified by the AEA is considered to be the highest quality for personal use.

2. Is your emu oil from a farm that practices humane and environmentally friendly farming?

How do you know if the emu oil you’re using was from emu raised on steroids, antibiotics or growth hormones? One benefit of using AEA-certified emu oil is that all of its members practise safe and humane emu farming. They don’t use steroids or antibiotics on their emu and they believe in organic farming practises.

3. How much emu oil are you getting in emu soaps, emu shampoos and other cosmetics?

Many companies now offer emu oil in different preparations, such as emu oil shampoos, skin lotions, etc. One important thing to look for is the actual amount of emu oil in your product. A general rule of thumb is the higher up the ingredient is listed on the ingredient list – the higher amount of that ingredient mixed into the total product. If you buy emu oil soap and you see that emu oil is listed at the very end of the ingredient list, this tells you that you’re probably not getting too much emu oil in it.

Even better if the product lists the actual amount of emu oil in your cosmetic product…but this is rare. Again, it’s “Buyer Beware” – always look at the ingredient labels to see exactly what your getting…or not getting.

FAQ to Buying Emu Oils

1. Is there a difference between white emu oil and yellow emu oil?

The color differences in oil is most likely due to the diet of the emu. Research has shown there is no difference between different colors of emu oil for its intended effect.

2. Is Australian emu oil better than American emu oil?

Some people that sell Australian emu oil will try to convince you that Australian emu oil is a better product than American emu oil. Nothing could be further from the truth. The American Emu Association compared the fatty acid components of emu oils from 9 different countries, including USA, Canada, New Zealand and Australia – They found no significant difference in quality.

3. How much should you pay for Fully Refined emu oil?

The cost of emu oil will vary with the amount you’re buying. You can get small 1 ounce bottles, up to large 1 liter jugs. My research found that the average cost of emu oil works out to about $5 – $10 per ounce. Buying larger quantities will usually get you a cheaper price per ounce since you’re buying in bulk.

4. Can you get a money-back guarantee when buying emu oil?

Some producers of emu oil may offer you a money back guarantee. This tells you that the emu farmer stands behind the purity of his/her product and is willing to offer you a refund if you’re not pleased with it. Most AEA-certified emu oil comes with a money-back guarantee.

5. Should you only buy AEA-certified emu oil?

This is your own decision. There are many emu farms that produce excellent products and are not members of the American Emu Association. The benefit of AEA-certified emu oil is that each batch is tested for purity – and a sample is held for analysis if there’s a question about its purity. You may not get this with non-certified emu oils.

6. Where can you get AEA-certified emu oil?

The American Emu Association has a great list of emu farmers that are members of the AEA and adhere to the strict guidelines and regulations set out for membership within this organization. Try doing a search on google.com for “AEA-certified emu oil” for more results.

Just like any buying any product, it pays to shop around, do some research and make your decision. Using emu oil is a wonderful, all-natural treatment for your skin. There are many documented studies on the healing powers of emu oil. As word gets out about this health-giving oil, more and more people will be eager to try this secret from the Australian Outback.
